This position is an active, leading member of the maintenance team, participating in day-to-day operations of various properties, under the direction of the Facilities Manager. This role requires a versatile individual who is adept at troubleshooting, repairing, and maintaining various systems and equipment. Maintains records of work orders through completion. Maintains positive relationships with tenants. Maintains relationships with suppliers, vendors, and professionals servicing the property. Maintains relationships with other staff members. Responsibilities: Lead the maintenance team in the implementation of systems and processes identified by the Facilities Manager. Lead team member in maintaining physical condition of the properties. Performs scheduled maintenance on all equipment based on the manufacturer's recommendations and the Operating and Maintenance manual. On-call for emergency response. Be aware of all utility shut offs; shutting off immediately as needed in the event of fire or flood. Vacant Unit Turn-Over Maintenance as directed by the Facilities Manager. Occupied Unit Maintenance as specified by the Facilities Manager. Preventative Maintenance as specified by the Facilities Manager. Performs routine maintenance as directed by the Community Manager. Periodically inspects units, buildings, and common areas, performing repairs as needed. Physically walks the properties and removes litter, debris, pet droppings from the grounds. Maintains all exterior plant material including but not limited to grass, trees, shrubs, as specified by the Facilities Manager. Notifies the Facilities Manager of any diseased, dying, or dead landscape plantings. Checks and replaces exterior lighting on a regular basis. Shovels snow, utilize snow blower and use sand as needed to prevent slick conditions. Repairs flooring as required, to include stretching carpet, and tile repairs. Performs sheetrock repairs. Performs minor electrical repairs. Performs minor plumbing work such as cleaning stoppages, replacing fittings, etc. Replaces broken glass, screens, fixtures, appliances, window coverings and locks. Painting apartments as needed. Assists contractor with water and sewer line repairs. Custodial work in community rooms and common areas, including sweeping, mopping, vacuuming, emptying trash, and cleaning windows. Repairs fencing when required. Cleaning of vacant units; receives priority of work to perform from the Community Manager or the Facilities Manager. Care and timely maintenance of all equipment entrusted to his/her/their care. Always maintain awareness of proper safety precautions. Wears support belt, use safety equipment (goggles, masks, and gloves, etc.) as tasks dictate. On-call for emergencies Be aware of all utility shut offs; shutting off immediately as needed in the event of fire or flood. Makes sure storage areas and entrances are locked, and adequate lighting in those areas is maintained. Have knowledge regarding contracts and suppliers, their services, goods, and prices.
