IHG Regional Director of Engineering- Six Senses in Italy

Duties and Responsibilities:

Oversee the existing maintenance operations of home-based property. Regional oversight of maintenance and engineering support within a specific region of Six Senses Hotels Resorts and Spas.

Review maintenance practices and provide recommendations to drive maintain quality and drive efficiency throughout each hotel/resort. Liaise with the maintenance team at all hotels and resorts on their operational program, including preventative maintenance programming, operational processes, energy and maintenance and Fire, Life & Safety audits. Schedule manage and complete Corporate Engineering / Fire / Life safety audits. Support the hotels and resorts maintenance team in the construction of budgets - both pre-opening and operating.

Work with the individual hotels and resorts in the structuring of the maintenance operations as required to develop a more productive environment as well as improve work conditions.

Assist Corporate Engineering team to develop a companywide Dashboard to identify and track performance in the following areas:

  • Energy Audits

  • Financial performance

  • Fire, Life, Health, & Safety

  • Crisis Management

  • Training, Development and Retention

  • Be fully compliant with the trends on a global basis and develop a platform and channel of communication to share these trends.

  • Work with respected suppliers to align and agree corporate pricing and after service support, identifying preferred suppliers.

  • Constantly update knowledge and skills for the benefit of the properties and the profession.

  • Ensure all information that is required to compile meaningful budgets is readily available.

  • Review and advise technically on all property capex programs for POMEC on assets exceeding 5K USD as required.

  • Act as Engineering task force for pre-opening properties as required.

  • Act as task force Director of Engineering (DOE) when required at other Resort/Hotel locations within Six Senses portfolio.

Technical Services

Work with the Technical Services team on new hotels and resorts as required and instructed from Corporate Engineer including:

  • Technical infrastructure

  • Recommendation of plant equipment

  • BMS systems

  • Visit new project sites as and when required.

  • Create and develop Design Briefs specific to operational matters.

  • Review and update existing framework for design brief documents.

  • Review Guestroom design implications

  • Participate in the selection and sourcing of OS&E for Maintenance in collaboration with Technical Services, develop a master OS&E/FF&E equipment list for both new and existing resorts and hotels.

  • Assist the Hotel Team and Six Senses Technical Services in snagging and deficiency review of villas/rooms and residential living space both for guest private use and public spaces within the building.

  • Participate in project MEP workshops scheduled for new projects with Technical Services manager assigned.

  • Assist and collaborate with Technical Services design engineer on all design issues for new developments and projects as required.

  • Assist and collaborate with technical services design engineer to update and modify MEP standards as required.

Energy Engineering

  • Assist in performing energy-use baseline analysis of new and existing hotels and other infrastructure, including electric, gas and water utility rate simulations.

  • Assist in generating baseline energy models and performing energy savings calculations using spreadsheet tools as well as hourly building model simulation software.

  • Conduct site assessments of facilities to identify energy waste and to recommend energy conservation opportunities.

Mechanical and Electrical Engineering

  • Perform on-site investigation of mechanical, plumbing, and electrical (MEP) systems to identify opportunities for energy savings, enhanced system operation and increased occupant comfort.

  • Assist in the design of upgrades to HVAC and electrical systems.

  • Systems may include HVAC unitary systems, air distribution, chilled water, heating water, steam, plumbing, natural gas, and electrical power distribution.

  • Design tasks may include writing descriptions of proposed energy conservation measures, performing calculations, selecting, and scheduling mechanical and electrical equipment and performing system layouts.

  • Coordinate the MEP scope of work with other project development team members including energy and controls engineers, project development managers, and Six Senses technical services managers and directors.

Building Automation and Controls Engineering

  • Perform on-site assessments to identify opportunities for building automation systems and control.

  • Assist in the design of building automation and controls design drawings and sequences of operations to improve the energy efficiency of building systems.

  • Assist in the development of the automation and controls scope of work.

Civil Engineering

  • Review and comment on civil engineering features, IE drainage, wastewater treatment, greywater collection and distribution, rainwater collection, etc.

  • Water balance calculation to estimate design impacts at the site level and implications of water saving.

Administrative / Human Resources

  • Engage in the recruitment of maintenance team talent and provide support to properties during the interview process.

  • Provide appropriate support in the development of maintenance manning guides for all new projects.

  • Participate in the annual performance review of each property’s DOE/Maintenance Manager within region of responsibility.

  • Contribute to the development of a Task Force and Succession Plan across the brand.

  • Ensure that all property maintenance leadership teams have a complete understanding of and adhere to the Six Senses Guidelines as applicable.

Financial Performance

  • Instill a performance-focus philosophy through training and education so that all maintenance teams within the properties are fully engaged with driving performance opportunities.

  • Take in consideration the required standards and expected efficiency with every recommendation and decision made.

Sustainability

  • Analyze and recommend improvements for all waste management programs.

  • Work with the Six Senses Sustainability team and on-site teams in the development and expansion of the Earth-Lab.

  • Adhere to Six Senses directives on environmental protection.

  • Be harmonious and sensitive to the environment and cultural surroundings.

Qualifications:

To execute the position of Regional Director of Engineering, I have the required qualifications, technical skills and experience in a similar role in luxury hotels with proven results. I possess a minimum of a Bachelor’s degree in Engineering and more than five years’ experience in a similar role in luxury hotels/resorts.

  • Leadership: visible, proactive, personally involved leader with excellent organizational skills, capable of providing focused direction and continuing to establish the company’s prominent position within the market. A well-developed capability for strategic decision-making and a track record of proven results in the areas of customer satisfaction, operational excellence, host satisfaction, revenue, and profit

  • Operations: frontline maintenance management, intuitive sense of product and service quality, a passion for excellence and an understanding of the sophisticated needs of the luxury customer.

  • Financial Acumen: business savvy leader with demonstrated financial understanding and interpretation of reports plus cost and inventory control.

  • Host Relations: a responsive, engaged, and interactive leader, capable of building strong positive relationships with hosts that results in a shared vision of success for the operation, demonstrated ability to leverage shared resources and to manage through influence.

  • Advanced MS Office and Outlook platforms and related technical platforms.

  • Excellent command of written and spoken English.

  • Thorough knowledge of Six Senses – guidelines, rules and regulations, facilities, and services.
