JOB SPECIFICS

The Building Services Project Manager, Senior performs complex professional and administrative project management work to complete new construction, remodeling, and general facility improvements to County buildings.

DESIRABLE EXPERIENCE :

  • Experience in construction project management

  • Experience directly managing project budgets

  • Experience in Project specification development, interpreting code compliance, Managing Building Automation System installation and/or replacement, Design and installation of systems furniture

SELECTION TECHNIQUE : Your training and experience will be rated based on the required application material submitted and the top-scoring candidates will be forwarded to the hiring department for further consideration.

HOURS / DAYS : Work hours are Monday through Friday between the hours of 7:30 am – 4:00 pm. Work location and hours are subject to change based on business need.

ANTICIPATED HIRING RATE: : $84,115.20 - $99,528 Annually

JOB SUMMARY

The Building Services Project Manager, Senior performs complex professional and administrative project management work to complete new construction, remodeling, and general facility improvements to County buildings.

EMPLOYMENT CRITERIA

MINIMUM QUALIFICATIONS: The position requires a Bachelor's Degree in Construction Management, Architecture, Engineering, Planning or a directly related field and five years of full-time work experience in building or construction project management; a directly-related internship may be applied towards required work experience, or equivalent. Must have and maintain a valid class D driver's license.

PREFERRED QUALIFICATIONS: A certification as a State Building Official and commercial or construction project management work experience is highly desirable.

DUTIES & RESPONSIBILITIES

Consults, plans, coordinates and manages complex construction projects:

• Coordinate remodeling and new construction projects;

• Evaluate needs and prepare feasibility studies;

• Prepare cost estimates;

• Write Requests for Proposals (RFP) and manage vendor bid process;

• Recommend selection of contract vendors;

• Negotiate contract fees as needed;

• Manage construction contracts;

• Provide design and layout for minor projects;

• Perform code and contract compliance inspections;

• Develop communication strategies to notify public and employees about construction progress and impacts;

• Provide technical assistance in facilities construction and remodeling to other departments by providing cost estimates, direction and coordination assistance of projects;

• Provide construction expertise and assist the Building Services Manager in development of capital programs and budgets for facility improvements;

• Manage specialized engineering and technical projects, develop design criteria, sketches and schematic drawings, specifications, and details necessary to accomplish all required tasks;

• Develop and recommend procedures for project management;

• Mentor other Department staff to help develop building project management skills;

• Coordinate and manage special construction and restoration projects; and

• Ensure compatibility and authenticity to historic buildings.

Oversee and ensure safety standards:

• Coordinate compliance with the Workplace Accident and Injury Reduction (AWAIR) program, Occupational Safety and Health Act (OSHA) and The Americans with Disabilities Act (ADA) requirements;

• Recommend department safety policies and procedures;

• Coordinate staff safety training; and

• Serve as department liaison to the County's Safety Committee.

Perform other related duties as assigned.

WORK ENVIRONMENT

PHYSICAL AND MENTAL REQUIREMENTS: Work requires a variable blend of office and field physical requirements with lifting up to 25 pounds intermittently to perform field work. The incumbent operates machines and equipment including, but not limited to: computers, calculators, telephone, copy machine/fax/scanner, ladders, lifts, pallet jacks and hand tools, etc. Work includes walking in construction areas and intermittently climbing ladders to view work.

WORKING CONDITIONS: The Senior Building Services Project Manager drives on a regular basis, sometimes in inclement weather and works 65% of the time in the field and 35% in the office.
