Position Summary

The Financial Analyst will be responsible for supporting the Transaction Management team managing Asia Pacific, Middle East & Africa, with financial modelling, P&L, balance sheet, and other financial analysis in connection with deal comparison and governance approval.

Responsibilities

  • Comprehensive financial analysis for commercial real estate transactions including P/L and balance sheet impacts.

  • Preparation of financial analysis for full governance approval documents and coordinate final production with other groups such as Group Finance and Group Tax.

  • Support presentations and business cases prepared for senior management for strategies and transactions as required. The decision support may include financial analysis, creating graphs and charts and/or preparing presentation materials.

  • Working closely with the other teams including but not limited to Projects, Facilities Management, Technology, Engineering etc. to gather inputs for inclusion in the financial analysis and business case preparations.

  • Gathering and visualizing micro/macro market or submarket information

  • Assist brokers with completing detailed financial analyses comparing the total cash, book (GAAP) and discounted (NPV) cost for all alternatives.

  • Understand the needs and perspective of client’s real estate team, local and regional finance teams and various business units to deliver meaningful analysis and interpretation of financial and non-financial impact of various alternatives associated with a strategy / transaction.

  • Support in portfolio and pipeline management, global savings and KPI reporting and other reporting as required.

Education and Experience Requirements

  • Must be able to work at Changi Business Park

  • Strong analytical skills, financial/math skills and a keen sense of numbers and financials concepts with the ability to comprehend, analyze, interpret and present the findings.

  • Highly developed verbal and written communication and interpersonal skills.

  • Ambitious individual, team player, detail oriented, dependable, strong work ethic with a passion to learn and develop

  • Ambitious individual with exceptional organizational skills

  • Logical thinker with good common sense but flexible approach

  • 2-5 years of experience in similar role

  • Professional demeanor and presence

  • Ability to work with all levels of an organization

  • Accountancy training or qualification necessary, ideally with a knowledge of IFRS 16

  • Proven experience within real estate finance or consulting organization

  • Exceptional organizational skills

  • Logical thinker with good common sense but flexible approach
