ASM GLOBAL, the leader in privately managed public assembly facilities, has an excellent and immediate opening for a Facility Manager at the David L. Lawrence Convention Center. This Facility Manager position Responsible for overall facility maintenance ensuring that all facility equipment and systems, including HVAC, mechanical, electrical, plumbing, lighting, fire and life safety systems, security systems, climate control systems, wall and glass systems, roofing systems, telecommunications systems, food service equipment, water feature, waste-water treatment plant and all elevators and escalators are properly and efficiently operating and maintained in good condition. Oversees efficient and effective use of green and energy saving systems and the proper delivery of event-related utility and engineering services. Performs the following duties personally or through a subordinate:

Education/Experience

• Bachelor’s degree with major in Engineering or Management.

• Minimum of 3 years of prior experience in supervising/managing in a similar facility.

• Additional experience may be substituted for education.

Supervisory Responsibilities

Directly supervises employees and trades in the Operations Department. Carries out supervisory responsibilities in accordance with ASM's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees in conjunction with Human Resources; addressing complaints and resolving problems.

Essential Duties and Responsibilities

  • Act as project manager for capital improvement and MRR projects

  • Ensures proper and efficient operation of central Building Management System (BMS), lighting controls, mechanical systems, fire systems, water feature, other building systems and all green, energy savings systems

  • Schedules, coordinates and supervises/monitors general maintenance of facility

  • Supervise the house trades staff including: plan and direct PM and corrective work, compliance with policies, ensures proper staffing levels to meet event and maintenance needs.

  • Plans and directs the work of 3rd Party maintenance and service contractors to ensure satisfactory work and compliance.

  • Prepares scope, schedules and oversees all inspections of building and its systems

  • Works closely with superiors in the preparation and negotiation of Maintenance and Service Agreements.

  • Develops and implements an emergency action plan for system malfunctions or breakdowns; develops and implements corrective actions and solutions

  • Provides technical support, oversees and/or assists with repairs and maintenance of all facility systems and equipment.

  • Ensures proper utilization of Altum Maintenance Manager System and the point of contact for system use & training.

  • Ensures compliance with current and future LEED standards and protocols

  • Acts as contact for suppliers, contractors and vendors

  • Acts as a resource for Sales and Events staff with event based technical inquiries and challenges

  • Ensures adherence to OSHA, NFPA and other applicable safety codes

  • Develops and recommends facility capital budget(s) for repairs, upgrades and improvements to the facility.

  • Assists in budget development and is responsible for fiscal adherence to departmental budget

  • Develop contractually required reports to provide to owner.

• Perform office related functions in standard office setting, including use of computer

• Must be able to work long hours (12+), weekends and/or nights and holidays as events dictate.
