Seeking an experienced Property Condition Assessment Project Manager for EFI Global's Environmental Consulting Team. Could be a good addition to your Due Diligence contract consulting business!

This part-time per diem hybrid/remote role requires working in a variety of environments and a combination of travel (local, regional or national). Ideal candidate will be based in Southern California.

PRIMARY PURPOSE : To provide architectural and/or engineering technical evaluations of commercial real estate assets with a focus on all improvements and building systems.

ESSENTIAL FUNCTIONS and RESPONSIBILITIES

Prepares written reports containing an executive summary and report narrative illustrating the observations from site reconnaissance including general descriptions of building systems and components; makes recommendations for immediate repairs, discernment of potential short- and long-term significant capital expenditures, and opinions of estimated costs to remedy.

Performs site inspections (site reconnaissance) of commercial buildings to identify material physical deficiencies and areas of deferred maintenance then provide appropriate recommendations to the client on what the deferred maintenance items are and the estimated cost to repair which could have financial or functional implications with regards to the property.

Performs “peer” reviews of property condition assessment (PCA) reports that have been prepared by other departments or field professionals to ensure that the American Society of Testing & Materials (ASTM) standards for property condition assessments and the client scope of work is adhered to.

Performs project management duties associated with property condition assessments and related interactions with clients and inspectors by developing project budgets, preparing contracts, monitoring project progress and schedules, setting deadlines, evaluating project, monitoring response time to client requests, and ensuring invoices are processed and billed.

Contacts the municipal regulatory agencies to determine if there are any open building, fire, zoning and/or health code violations or permits and research zoning ordinances.

Analyzes recommended repairs as part of the PCA report and/or reviews process using basic principles of construction cost estimating.

Conducts peer trainings and mentoring of less experienced staff on completion of property condition assessments.

ADDITIONAL FUNCTIONS and RESPONSIBILITIES

Performs other duties as assigned.

Travels as required.

QUALIFICATIONS

Education & Licensing

Bachelor's degree in environmental, construction management, architecture, engineering or construction science from an accredited college or university preferred.

Preferred P.E. or Architect background.

Experience

Eight (8) years of related experience or equivalent combination of education and experience required.

Skills & Knowledge

Knowledge and understanding of current ASTM standards for property condition assessments

Knowledge and understanding of current ASTM standards for seismic risk assessments and probable maximum loss (PML) investigations

Understanding of general building codes

Understanding of general building construction and design (mechanical, electrical, plumbing, life safety, structural components)

Understanding of cost estimation techniques

Excellent oral and written communication skills, including presentation skills

PC literate, including Microsoft Office products

Analytical and interpretive skills

Strong organizational skills

Excellent interpersonal skills

Ability to create and complete comprehensive, accurate and constructive written reports

Ability to work in a team environment

Ability to meet or exceed Performance Competencies

As required by law, Sedgwick provides a reasonable range of compensation for roles that may be hired in jurisdictions requiring pay transparency in job postings. Actual compensation is influenced by a wide range of factors including but not limited to skill set, level of experience, and cost of specific location. For the jurisdiction noted in this job posting only, the range of starting pay for this role is $ 43 - 55 hourly .
