What’s the role?

Bloomberg Americas Capital Project team is seeking a Senior Project Manager to support the firm’s capital projects and office improvements undertaken across the various locations and offices throughout the Americas region.

The Senior Project Manager (Sr. PM) will have full responsibility and ownership of the projects to which they are assigned. They will develop scopes, schedules, and budgets and will set the direction and structure for a successful project. The Sr. PM will need to build strong relationships with the broad project team starting with the internal Bloomberg stake holders: design, facilities, infrastructure, hospitality, corporate technology, finance, and extending to the external consultants and team members. Equally important, the Sr. PM will be responsible for ensuring the governance and protocols are understood and utilized throughout the lifecycle of the project including management and reporting of financials, schedules, and risks.

We’ll trust you to:

  • Provide strong leadership to the entire project team, both internal and external; A project’s success starts with the Sr. PM, and you are expected to operate at the highest level for technical and thoughtful direction to the team

  • Coordinate with stakeholders to understand the fundamental requirements of each project – this will include real estate, design, facilities, infrastructure, IT/Comm, security and procurement groups

  • Understand and balance the project priorities to deliver the best project possible

  • Coordinate and manage the development of scope narratives, budgets and schedules that will used to define a project and obtain management approvals

  • Coordinate with BLP Procurement to develop scopes of work (SOWs) and engage all necessary consultants – this includes architects, engineers, cost manager, external project managers, furniture vendors, general contractors/construction managers

  • Coordinate with BLP procurement to develop the right contracting strategy for execution of the work – whether General Contractor Lump Sum, Construction Manager, direct to subcontractors/vendors, or alternative

  • Ensure BLP governance and policy is rigorously followed throughout the life of the project

  • Implement professional project structure for meetings and communication

  • Manage all project costs, budget development and cost tracking to ensure project remains within budget. Make decisions or escalate decisions to ensure project budget is maintained

  • Ensure development and tracking of project baseline critical path schedule is managed and adhered to

  • Manage the construction administration phase to ensure project and contract requirements are being met E.g. Schedule, RFIs, submittals, change orders, field reports, etc.

  • Develop and assist with all monthly project reporting. Sign off on all financial project reports, invoices, and similar documents

You’ll need to have:

  • Technical degree in engineering or architecture or equivalent

  • Minimum of 15 years of experience in managing projects of increasing size and complexity and have demonstrated single point of ownership and responsibility for those projects

  • Direct ownership and project management of projects greater than $50MM

  • Experience and understanding of all project phases. Initiation, design, procurement, and construction

  • Experience on site throughout all stages of construction including commissioning and turnover

  • Have a broad and deep technical understanding across the various disciplines and topics encountered in an office design and construction project. You will need to solve architectural, structural, MEP/FP/FA, network, and facilities issues as they arise – with the support of the team

  • Experience with reading construction drawings and specifications including architectural, structural, MEP, and IT/Comms

  • Understanding of design phases (SD, DD, CD) and level of detail expected for each phase

  • Understanding of Revit and BIM360 as used for design

  • Experience in establishing contracts for consulting and construction services. Understanding of the various contracting methods and the right applications for each method as used in the industry

  • Understanding of roles and responsibilities as typically set forth in the industry by AIA, EJCDC, construction contracts and similar

  • Excellent ability to understand and solve the variety of challenges encountered on a design and construction project

  • Excellent verbal and written communication skills

  • Excellent understanding of project management methods and procedures for schedule and budget management

  • Ability to manage multiple projects simultaneously and provide direction to external team members

  • Travel as needed to support the project sites

We’d love to see:

  • Licensed engineer or architect

  • Certified Project Management Professional (PMP)

  • Experience as a consultant, owner’s representative and/or owner

  • Experience with corporate governance and reporting requirements

  • Experience and knowledge of eBuilder or comparable project management software

Salary Range: 170,000 - 200,000 USD Annually + Benefits + Bonus

The referenced salary range is based on the Company's good faith belief at the time of posting. Actual compensation may vary based on factors such as geographic location, work experience, market conditions, education/training and skill level.
