Position: Area Portfolio Maintenance Manager
Salary: $85,692

Under the direction of the Assistant Director of Property Management – Maintenance, oversee the designated property maintenance operations, provide leadership and technical support to the operations, monitor budgets, expenses, revenue, and customer service in the property, develop capital improvement, preventative and long-range maintenance plans for effective operations. Typical Duties
ESSENTIAL FUNCTIONS:
• Leads, direct, and oversees the maintenance operations of a cluster of property locations and assists the maintenance supervisor in achieving property maintenance goals.
• Monitors property conditions and maintenance performance, including budgets, open work orders, vacancies, turn-around days, after-hour calls, expenses, inventory, invoices, and addresses issues and concerns in a timely manner.
• Maintains property conditions in compliance with REAC readiness.
• Leads and directs property preparation for inspections and audits.
• Provide technical support for complex or emergency maintenance issues and problems.
• Monitor and evaluate staff performance and oversee skills program to develop staff maintenance skills and knowledge.
• Develop and monitor benchmarks for maintenance staff to maximize staff performance, perform quality control and coaching for maximum performance.
• Address residents’ concerns and requests and resolves residents’ maintenance complaints.
• Perform internal maintenance audits, including inventory, safety and fleet audits at designated properties reporting findings to the Assistant Director of Maintenance Operations.
• Assist Assistant Director of Maintenance Operations in developing and managing service contracts for property maintenance.
• Assist Maintenance Supervisors in resolving maintenance problems, achieving maintenance goals, and compliance with the department maintenance plan.
• Create reports for Assistant Director for Maintenance of Operations to ensure properties are meeting department goals and budgets.
• Assist in the financial management of replacement reserve funds by ensuring reports are accurately turned in monthly
• Assist in reviewing capital improvement plans for new construction, modernization, and major maintenance work to be done throughout the agency portfolio.
Other Job Requirement:
75% travel between properties; After-Hours and Nighttime work hours required.
Minimum Qualifications
REQUIRED EDUCATION, EXPERIENCE AND LICENSES:
High School diploma with five (5) years of senior-level experience in property maintenance or construction with advanced knowledge of building construction trades, inspections, staff training, and development.

Maintenance Supervisors and staff within the designated area
LICENSE REQUIRED
Valid Tennessee Driver’s license, HVAC, electrical, carpentry, or plumbing certification, must obtain category 7 pesticide and Gas OQ certification within a year of employment.

REQUIRED KNOWLEDGE, SKILLS AND ABILITIES:
Behavioral Skills:
Excellent interpersonal skills: ability to lead, coordinate, manage and motivate staff; ability to communicate effectively both orally and in writing; ability to multi-task, make decisions, resolve problems, meet deadlines, and adapt to change.
Technical Skills:
Master-level knowledge of residential maintenance operations and construction, building codes, and building systems, including plumbing, electrical, HVAC, natural gas, and carpentry; knowledge of residential appliances and refrigeration. Ability to provide quality teaching and instructions; ability to evaluate job performance, maintenance, and construction operation; ability to use a personal computer, MS Office, and Yardi software.
Physical Skills:
Ability to perform work with or without a reasonable accommodation that requires sitting, standing, bending, stooping, lifting, and walking, dexterity of hands and clarity of vision, speech and hearing, and powers of observation; other physical duties as required.
Financial Skills:
Knowledge of general accounting and budget management.
