Description

Legacy Parking is a rapidly growing parking asset management company looking to add a General Manager to our team! The General Manager has overall responsibility for a portfolio comprised of multiple locations. This position supports Operational Managers with complete financial and operations oversight of assigned locations to ensure consistent delivery of company, client and customer expectations with accordance to company policy. This position is also responsible for recruiting, scheduling, training, developing and managing the performance of the employees assigned to locations within his/her area of responsibility.

Essential Duties and Responsibilities:

  • Lead, direct, and develop teams comprised of professional and hourly individuals following Legacy’s policies and company culture

  • Ensures the daily operations within his/her area of responsibility perform in accordance with company policy by ensuring each location is properly staffed, has required supplies and follows set opening and closing procedures

  • Preparation of budgets/ monthly reviews of profit/loss by location within assigned portfolio

  • Daily, Weekly, Monthly and Annual financial and operational reports as required

  • Ensuring that increased revenue, managed expenses, and customer satisfaction is maximized by maintaining the highest level of service to the company, client and customer’s expectations

  • Works with Operational Managers and the client to ensure revenue opportunities are maximized from both a transient and contract parker perspective

  • Reviews management reports and client statements on a consolidated basis to ensure actual financial results meet both corporate and client budgeted expectations

  • Ensures all facilities within his/her area of responsibility operate in accordance with company policy including revenue control, equipment maintenance, proper and accurate signage and internal audit scores

  • Ensures each facility’s safety and security for guests and employees by reviewing Maintenance Checklists with location management and conducting periodic safety audits as directed by the company’s Safety Manual

  • Implement and complete projects, programs, and initiatives that may arise from the operations of their assigned portfolio

  • Works with Operational Managers to develop and implement strategic marketing plans

  • May be asked to attend meetings with property’s clients and respond to their special requests on an as needed basis

  • May be asked to fill in for Facility Managers during absences

  • Other special projects as directed by Senior Management

  • Other duties as assigned

Skills and Abilities:

  • Must have demonstrated the capacity to lead and both anticipate & solve problems

  • Demonstrated ability to manage multiple projects and details simultaneously and operate with flexibility in the presence of shifting priorities

  • Self-motivated with a clear, courteous and professional manner

  • Effective verbal and written communication skills; Formal presentation skills a plus

  • Proficiency with Microsoft Office and appropriate technologies

Requirements:

  • Bachelor Degree in General Business or related field or equivalent work experience

  • Minimum of five years with operational and leadership experience in the parking or related industry, including revenue control and reporting

  • Established experience in building annual budgets, managing and reporting results, identifying and instituting changes to the business to either maximize profitability or mitigate actuals that fall below expectations

  • Established experience in Microsoft Office Products including Word, Excel, Power Point, and Outlook

  • Excellent oral (including formal presentations), written communications and comprehension skill

Qualification Desired:

  • Background in the parking industry in a supervisory role within a private operation organization strongly desired, but not required

  • Ability to source new business opportunities for company consideration is desired

  • Scheduling shifts to meet daily operational needs strongly desired but not required
