GENERAL DESCRIPTION:

Under administrative direction of the Administrator, the Director of Maintenance plans, directs, and coordinates the maintenance and security of the Nursing Home building, equipment, and grounds; supervises department employees and administers the department budget and personnel function.

QUALIFICATIONS:  

Completion of secondary education or equivalent (high school diploma or GED); five (5) or more years of experience in building maintenance and repair, including experience supervising the work of others; or any equivalent combination of education, experience, and/or training which provides the required knowledge, skills, and abilities.  An individual who poses a direct threat to the health and safety of himself/herself or others in the workplace will be deemed not qualified for this position.

*LICENSURE OR CERTIFICATION REQUIREMENTS: *

Must possess a valid Ohio driver's license; must maintain insurability according to the County's vehicle insurance policy.  Completes defensive driving course with periodic renewal. Plans, directs, and coordinates the maintenance of the Nursing Home building and grounds; meets with architects, contractors, and suppliers, as needed; develops procedures for the department; maintains all engineering plans, architectural drawings, repair and maintenance manuals, parts information and current code requirements; regularly inspects the entire facility to ensure compliance with quality standards and governmental regulations; conducts and documents required fire and disaster drills; takes measures to ensure security of facility and grounds; maintains outdoor locks; works cooperatively with the Custodial Work Supervisor to coordinate the upkeep and maintenance of the facility; regularly cleans and tests all safety devices and systems; ensures disposal of trash; ensures adequate inventory of supplies and equipment; submits purchase orders; evaluates new products and equipment; recommends purchases, as appropriate; administers department budget. Manages and supervises all assigned employees (e.g., schedules and assigns tasks; interviews job applicants; recommends the hiring of job applicants; recommends discipline; evaluates performance; receives and adjusts grievances or employee complaints; attends or participates in meetings in which policy questions are reviewed or discussed; develops and implements policy; recommends policy changes; has access to other employees' personnel files, etc.); supervises and assists with the installation of equipment; conducts fire safety and other in-service trainings. Performs other maintenance and custodial work to assist employees as needed.

Attends meetings and serves on committees, as directed; attends training and seminars, as directed.

Maintains required licensure or certification, if any.

Meets all job safety requirements and all applicable safety standards that pertain to essential functions.

Demonstrates regular and predictable attendance.
