Siemens Financial Services Inc (SFS), Project Structure Americas (PS-AM) Structured Finance (SF) team is hiring a Senior Portfolio Manager who will provide active portfolio management for its healthcare real estate and public finance portfolio. The Portfolio Manager will have knowledge and understanding of the commercial real estate market and the MUSH (Municipal, University, School, and Hospital) markets. The Portfolio Manager will also be responsible for underwriting amendment and waiver requests and if required, assist Underwriters in the credit and structure analysis of prospective new transactions including negotiating legal documentation.

The Portfolio Manager would be based in SFS’s Iselin, New Jersey or Malvern, Pennsylvania office.

Responsibilities:

  • Excellent analytical skills in structuring and managing debt transactions with a strong emphasis on commercial real estate transactions and a familiarity with public finance tax-exempt transactions. Healthcare industry experience a plus.

  • Experience working with borrowers, equity sponsors, brokers, financial advisors, placement agents, investment banks and lenders.

  • Experience with managing non-recourse commercial real estate transactions, including construction transactions, and reviewing asset appraisals, tenant lease agreements, sponsor/developer agreements and other 3 rd party technical reports. Ability to understand and interpret highly technical data and information, with the further ability to present the information in a clear, concise and non-technical manner to allow approval authorities to be able to efficiently make credit decisions on requests.

  • Excellent cash flow modeling skills, including the ability to appropriately build and sensitize financial models. Strong ability to analyze and interpret cash flow model data.

  • Maintain robust portfolio management strategy and ensure compliance with all internal risk monitoring guidelines including trend card and problem loan reporting.

  • Proactively manage transactions that require additional monitoring and timely updates to BU management, including routine trend card preparation and reviews.

You’ll win us over by having the following qualifications:

  • 10 years risk management and portfolio management experience in commercial loan transactions, with an emphasis in healthcare commercial real estate.

  • Demonstrate a comprehensive overall knowledge of credit, audit, and portfolio management as well as a general understanding of new business development and loan administration

  • Excellent verbal and written communication skills including ability to interact effectively with all levels of management.

  • Familiarity with loan documentation, due diligence and closing processes for taxable and tax-exempt debt facilities, as well as commercial real estate transactions.

  • Minimum 4-year college degree with a focus on Finance, Business Administration or Accounting.

  • MBA preferred or sufficient additional industry experience

  • Completed formal bank credit training program

  • Ability to travel 10%

  • The pay range for this position is $130,690 - $224,040 along with an incentive bonus structure. The actual wage offered may be lower or higher depending on budget and candidate experience, knowledge, skills, qualifications, and premium geographic location.
