Position Description
This position is responsible for all aspects of Land & Right of Way payment setup and processing, wire transfers, CPI calculations, interpretation of various ROW contracts, and coordination with financial reporting for forecasting and accruals for the Kinder Morgan Land/Right of Way (ROW) department, which is responsible for all land activities across KM’s 4 business units.
Responsibilities Include :
Review, analyze, understand, and interpret various ROW payable and receivable contracts
Plan, forecast, and process payments associated with the obligations defined in different ROW contracts
Maintain obligation records in the company database “ROWDMAP” in compliance with departmental and SOX mandated policies and procedures
Proactively review payment forecasts for assigned obligations to ensure accuracy and timely payment
Assist with variance analysis reporting for comparisons to budget and forecasts monthly
Maintain ownership name and address changes as needed for rental/renewal obligation records
Support annual 1099 preparation, research and corrections
Review Long Range Outlook (LRO) data biannually in coordination with ROW field agents
Assist ROW Agents in research and ROWDMAP updates pertaining to obligation records
Forecast, and schedule payments in accordance with agreement expiration dates, accurate CPI or other contractual adjustments
Coordinate with ROW Rental team members to complete the monthly check run in a timely and accurate manner
Maintain accurate payment records for all assigned obligations
Address inquiries to the Landowner 800 number
Track the status of payments made (i.e. reissue, outstanding, paid, void, stop payment, etc.)
Research, resolve outstanding payments, including submitting for escheatment if necessary
Must have strong analytical, problem solving, research & reconciliation skills needed to resolve unknown or unforeseen events
Complete special projects and other duties as assigned
Preferred Experience, Skills and Knowledge:
3+ years experience in ROW rental analyst activities

2‐4 year college degree preferred but not required; will substitute verifiable work experience in lieu of college degree.
3+ years experience in contract analysis
Ability to work independently as well as collaboratively in a team setting
Ensures consistent and accurate analysis of contractual commitments
High attention to detail and accountability for accuracy
Excellent oral / written communication skills, with the ability to communicate effectively across all levels in the organization
