Focus on the Family Space Planning & Occupancy Building Manager in Colorado Springs, Colorado

The Space Planning & Occupancy Manager position exists to oversee, plan, forecast, and track the ongoing and new needs of campus/building occupancy which includes space planning, system furniture layouts and installations, remodels, internal building updates and reconfigurations. Works with ministry and department leadership to develop occupancy use and space design goals. Ensures a balance of pleasant work environments within budget parameters while using wisdom for ongoing support. Requires minimal supervision and refers only specific, unusual problems to supervisor.
This position offers a $1000 hiring bonus. The bonus will be paid to the hired candidate half after 30 days ($500) and half upon the successful completion of 6 months of work ($500). Employees must be active and in good standing at the time of bonus payout to be eligible for hiring bonuses.
Essential Duties/Responsibilities:
External Vendor Contract Management:
Builds RFP requirements and ensures the successful completion of the related RFP processes resulting in selection of the best vendor for work, with well-negotiated pricing, and contract terms. Coordinates with Legal and Purchasing teams
Maintains healthy vendor relationships for the benefit of the ministry
Negotiates with outside contractors for proposals related to furniture installations, furniture moves, special projects and is central point of contact for contractors
Works with Purchasing Department in negotiating contracts for the purchase of furniture, major furniture systems, and equipment
AutoCAD & Engineering Drawings:
Reads, interprets, and assesses requirements through building construction drawings
CAD design for minor ministry change requests, systems furniture planning, and occupancy planning
Project Management (Space Planning):
Assists department owners in building clear actionable requirements through healthy in-person interaction, keeping Focus on the Family and Facility Team goals in mind
Works closely with architect, and designers for construction projects that meet ministry and department goals
Coordinates interactions between project owner and contractor
Evaluates options and bring forward recommendations and best solutions
Implements approved solution. Ensures successful and on-time implementation of approved solutions
Follows up on all projects with a punch list and ensure final resolutions
Project Closeout: ensures receipt of all as-built documentation, approve final payments, and obtain warrantees
Budget Management:
Assists with budget projections
Manages to budget plan within facilities and ministry goals
Prepares reports (cost and schedule etc.) for management review
Scheduling:
Schedules work orders and projects with all related departments, teams, and contractors
Space Planning:
Analyzes and develops space plans with a full understanding of facilities and ministry goals
Builds clear and actionable requirements with area owner, working with reasonable boundaries that ensure success and manageability with existing resources
Develops/updates annual space allocation report of buildings for accounting
Ergonomics:
Evaluates employee ergonomic needs and assures that workstation adjustments are made to address those needs
Works with the Compensation and Benefits team to appropriately manage specialty equipment for staff medical accommodations (sit/stand desks, specialty chairs, etc.)
Manager of People:
Selects, develops, motivates, supervises, and evaluates staff
Directs day-to-day activities of work group, establishing priorities, resolving issues, communicating timelines, and provides resources required for successful completion of work
Solution minded approach to day-to-day work area and staff challenges
Other Duties/Responsibilities:
Attends facility planning meetings.
Assists with budget projections and cost control.
Managerial Breadth/Scope of Job:
Manages direct staff of 2-4 Furniture technicians
Coordinate with multi-department teams in completion of projects
Supervises outside contractors associated with special projects

Working Environment/Physical Requirements:

Knowledge/Experience:
3-5 years of experience in facility-related projects
Working knowledge of EIA/TIA cabling standard preferred
3-5 years of experience in Facilities planning with 2-5 years in supervision
Understanding of building construction specifications and drawings
Knowledge of FOTF mission, philosophy, values, and objectives
Skills, Abilities, and Special Talents/Gifts:

Stewardship Requirements:
Tracking capital furniture and fixtures and occupancy budget of $100,000 - $500,000 as well as managing occupancy-related expense and/or capital projects
Pay Range: $28.00 to $32.25/hr.
