ASM Global Huntington Convention Ctr of Cle - Facility Technician in Cleveland, Ohio

Summary: The Facilities Technician performs technical functions related to maintaining the physical condition, appearance and operation of all mechanical, electrical, plumbing, facility equipment, lighting, climate control systems, and electronic systems in a safe and efficient manner within the Facilities, as

directed by the Chief Engineer or Engineering Manager.

Essential Duties and Responsibilities

• Completes all required documentation generated from the Computerized Maintenance Management System for each assigned task.

• Responsible for the operation, inspection, and testing of all the HVAC Systems, Building Automation Systems, Pumping Equipment, Lighting System Equipment, Emergency Generator, Fire Pumps, and Sewage Ejection Equipment.

• Performs repairs and preventative maintenance tasks, testing, and inspections on the facilities’ equipment including but not limited to:

o Air Handler Units

o Variable Frequency Drive Units

o Electric Motors o Pumping Equipment

o Hot Water Heating System

o Heat Exchangers

o Snow Melting Equipment

o Variable Air Volume Systems

o Air Conditioning and Refrigeration Systems

o Doors, Locks, Closers and Hardware

o Restroom equipment and fixtures, drinking water and irrigation systems

o Lighting Systems

o Fire Life/Safety Systems

o Electric & gas powered vehicles

o Grounds and facility equipment

• Performs and supervises general building maintenance including but not

limited to carpentry and painting maintenance tasks related to the repairs of ceiling tiles, drywall, wall systems, ceramic tiles, carpet tiles, doors locks, closers, glass systems and signage

• Performs plumbing preventative maintenance and repair tasks of hot water systems, restrooms, kitchen equipment, drainage and irrigation systems

• Ability to trouble shoot and make minor repairs of 120 volt electric circuits

• Performs the chemical testing of hydronic water system and maintains the

established criteria and protocols of a chemical treatment program

• Effective supervision and communication with outside contractors to maintain correct building functions while safely expediting any procedures being performed.

•Adhere to all ASM Global Safety Policies and Procedures while performing within all OSHA guidelines

• Perform other duties as assigned.

Education and Experience

• High School Diploma or equivalent required.

• Technical college, course completion, or degree in engineering or maintenance beneficial but not required.

• 3 – 5 years’ experience within maintenance or facilities maintenance.

• Experience in similar facility setting is preferred but not required.

• Experience with Building Automation Systems and Lighting Controls Systems. (Johnson Controls /BAS and Lutron Lighting experience is preferred

• Maintain a drivers’ license or have willingness and ability to obtain for required equipment operation Skills and Abilities

• Good written, verbal and interpersonal skills required; ability to interact well with all levels of staff, client and the public in-person, via written communication or via radio

• Professional presentation, appearance and work ethic

• Demonstrated skill with use all common hand tools, power tools, meters, and equipment typically utilized in facilities maintenance

• Demonstrated ability to read blueprints (mechanical, electrical, plumbing)

• Demonstrated ability to work on equipment with 120 volt electric power source • Ability to perform assigned task that may require the use of ladders,

scaffolding, scissor lift, and fork lift truck

• Ability to perform duties efficiently under emergency conditions, and to make firm decisions during emergency

• Must have excellent critical thinking, problem solving, and organizational skills • Ability to work efficiently and effectively with limited supervision and in group settings

• Knowledge and practice of safe working precautions and environments

• Ability to clearly instruct others on processes

• Ability and willingness to work flexible hours, which could include overtime, evenings/nights, holidays, weekends, or emergency call-in services as dictated by business need or event activity.

Physical Demands and Working Conditions The physical demands described here are representative of those that must be met by an employee to

successfully perform the essential functions of this job. Reasonable

This position requires the duties to be completed in both outdoor and indoor settings, ranging from both quiet and noisy atmospheres. The position may be exposed to temperature changes, adverse weather conditions, dust, dirt, cleaning agent odors, loud noise, heavy crowds of people, and other working conditions expected within a public forum.

This position also requires:

• personal mobility to all areas of the facilities, lifting, carrying, moving, climbing, working from various heights, and moderate to loud noises

• walking on ice, bending, stooping, climbing (inclusive of ladders), must be able to work from scaffolding, catwalks, lifts, etc. and at heights of up to 50 feet • Lifting, carrying, pushing/pulling items of at least 75 pounds and/or strenuous working conditions

• Manual dexterity, good vision, balance and steadiness of the arm and hand

• Vision, hearing and speech frequently for communications and speaking,

judging distances, reading signs, listening to others in a public forum or noisy atmosphere, and equipment operation such as light trucks, pallet jacks, forklifts, aerial lifts, and other light power driven equipment.

Hours of Work and Travel Requirements Work hours vary and are based on

business needs, event activity, and departmental requirements. Shift hours and days will vary and may include irregular, extended hours including evenings, nights, weekends, and holidays.
