TEKsystems Business Systems Analyst (Real Estate) in Chesapeake, Virginia

IDEAL CANDIDATE MUST HAVE REAL ESTATE PROJECT EXPERIENCE.

IDEAL CANDIDATE MUST BE OPEN TO ONCE A MONTH TRAVEL IF NEEDED.

Description:

We are seeking a Business Systems Analyst with Real Estate Software/Platform Implementation expertise interested in helping us continue to build a largest retailer's in the Digital space. This position is part of the Business Solutions team that acts as the liaison between IT and the various functional departments. The BSA is expected to lead and drive business meetings with key partners to define the business problems, desired capabilities, and requirements. They will apply critical thinking to determine process impacts and business benefits. They will define and enhance the BA methodology and processes. The Business Systems Analyst partners with all business, IT and external stakeholders to ensure projects are delivered on time, on scope and within budget.

• Evaluate current business processes and system capabilities, identify opportunities and analyze potential solutions to support business goals and objectives

• Create business requirements through interviews, workshops, surveys, and document analysis to articulate business needs

• Evaluate information gathered from multiple sources and reconcile conflicts

• Distinguish user requests from the underlying true requirements

• Document current and future processes using cross-functional flow charts, swim lanes, process map diagrams, cross-functional flowcharts and other supporting documentation

• Validate findings and obtain approval from key stakeholders

• Assist Project Managers with project charters, project estimates, project plans, and business impact analyses

• Partner with internal and external development resources to ensure that the solution provides the expected business results

• Support Quality Assurance teams in defining and executing test plans, coordinating user acceptance testing and ensuring the solution satisfies requirements and quality expectations

• Partner with training teams to ensure effective roll outs

• Troubleshoot issues during project deployments

• Serve as a subject matter expert for assigned business function(s)

Day to Day from the Hiring Manager

  • As a Facilities Analyst, I need access to OfficeTrax Work Order, Asset, and Invoice data, so that I can perform deeper analysis of trends within Facilities Operations.

  • As a Facilities Leader, I need to add Merchandising/Sales Audit Data to my Facilities Data Repository, so that I can prioritize work based on comparable sales eligibility, temporarily closed, and volume of sales

  • As a Facilities Analyst, I need to add Financials (Lawson) Data to my Facilities Data Repository, so that I can perform analytics on work orders completed outside of Officetrax

  • As a Facilities Leader, I need to add Financial (Lawson) Budget and Actual Data to my Facilities Data Repository, so that I can better perform analytics of spend

    a. Spend versus Budget

    b. Forecast Remaining Spend for future months

    c. Spend Categorization

    d. Perform Year over Year Spend

  • As a Facilities Approver, I need to add Lease (Tango) Current Term and Options Data to my Facilities Data Repository, so that I can make capital decisions based on the remaining lease term and number of available option(s) to exercise

  • As a Facilities Approver, I need to add Lease (Tango) Vendor Responsibilities, so that I can determine whether a given set of work orders should go to the Landlord

    a. Rudimentary Data Abstraction (Metadata)

  • As a Facilities Analyst, I need access to Energy Usage and Invoice data, so that I can perform deeper analysis of trends within Facilities Operations Energy Management

  • As a Facilities Leader, I need to add Special Projects (Lucernex) to my Facilities Data Repository, so that I can prioritize work order completion in preparation of a store remodel

  • As a Facilities Administrator, I need to interface all new Facilities Assets from any new construction project within Lucernex

    a. Remodel

    b. Expansion

  • As a Facilities Analyst, I need to add Demographics (ESRI) Data to my Facilities Data Repository, so that I can further refine my Store Scorecard Representation

    a. Demographic Attributes

    b. Demographic Financials

    c. Geographical Attributes

  • As a Facilities Analyst, I need to improve work order data quality, so that I can prioritize work orders to reduce temporary store closures due to facility issue

    a. Results in an incremental sales increase due to a reduction in store closures related to facility issues

  • As a Facilities Manager, I need to be able to know the age of the HVAC unit, so that I can determine if a repair is covered under warranty.

  • As a Facilities Manager, I need to be able to know whether the Freezer / Cooler asset is the DSD vendor responsibility, so that I can send those Work Orders onto the vendor

  • As a Facilities Analyst, I need to be able to aggregate numbers under asset make and models, so that I can create preventative measure requests to prevent a failure before it happens

    a. Improves on Employee Morale (think Texas and no AC)

    b. Increases Sales due to avoiding a closure ($$$)

    c. Can also be leveraged on targeted asset replacement to create a multi-year forecast on asset replacements

  • As a Facilities Analyst, I need to be able to quickly diagnose work orders that require immediate attention

    a. Breached SLA work orders

    b. Breached SLA Quote Approval (or multiple quotes for same work order)

    c. High Profit/Selling Locations

    d. Risk of a Temporary Store Closure

    e. Risk of an Adverse Condition Scenario

    f. Near Breaches

  • As a Facilities Analyst, I need to be able systemically improve integrations between Construction and Facilities realizing benefits of data accuracy/integrity and manpower savings for administration

  • As a Facilities Leader, I need the system to diagnose and flag duplicate work orders at time of entry to reduce noise and avoid false positive decisions impacting dollars and timelines
