Essential Duties and Responsibilities:
Provide general repair to residential and commercial HVAC systems.
Repairs include general repair, belt replacement, hot water systems, and ice machine repair.
Respond to repairs from the general work order system for a dispersed work site.
The Housing Shop HVAC work orders account for approximately 1000 calls for service per year.
HVAC Services responds to hot/cold calls, system malfunctions, software issues, and commercial and residential service calls.
Performs preventative maintenance inspections and procedures for commercial and residential systems. These inspections are to provide feedback to supervisors and result in the safest and cleanest environments possible for the student and guest populations. Where applicable, assesses any charges for damages to students and guest populations found on these inspections.
Performs a leadership role for the Housing Shop’s HVAC shop.
Department responsibility for compliance with University Safety, State, EPA and OSHA requirements as related to the HVAC functions.
Minimum Experience / Education:
Required Minimum Qualifications:
Graduation from high school or equivalent. Experience in the trade(s) areas related to the position’s role may be substituted on a year-for-year basis.
University Preferred Qualifications:
Graduation from high school or equivalent and four years experience. Experience in the trade(s) areas related to the position’s role may be substituted on a year-for-year basis.
Preferred Education Skills and Experience:
Graduation from a 2-year technical college or equivalent and four years experience. Experience in the trade(s) areas related to the position’s role may be substituted on a year-for-year basis.
Valid Driver’s License.
Proven ability to diagnose and repair HVAC systems, including belts, hot water systems, and ice machines in residential and commercial settings.
Previous experience on a University Campus. (Preferred)
Experience handling a high volume of work orders using order tracking software (e.g., Archibus) and a tablet for recording daily activities and work orders along with Google products, and Microsoft Office.
Ability to effectively communicate the English language (reading, writing, interpretation, and comprehension).
Proven experience as a lead worker with the ability to provide technical guidance and mentorship to facility maintenance technicians.
Willingness to perform additional duties as assigned to support the full range of campus housing operations.
Skilled in conducting safety-focused preventative maintenance inspections and assessing damages for charges where needed.
Ability to lead, provide technical assistance, and mentor other HVAC technicians in the team.
Knowledge of relevant building, fire, electrical, and mechanical codes and ability to ensure work meets university, state, federal, EPA , and OSHA standards.
Strong ability to work independently, professionally, and in line with standard trade practices.
Ability to work/interact with persons from different backgrounds.
Ability to foster and create an atmosphere of teamwork with co-workers, visitors, building occupants, and the entire campus community.
