CBRE Global Workplace Solutions is a leading global provider of integrated facilities and corporate real estate management. We are recruiting now for a TSM to join the team located in Birmingham, consisting of 6 floors over 1300,000 sq feet.

CBRE manages the maintenance of the clients property portfolio and is committed to the provision of an efficient and effective engineering maintenance function which is deemed critical to the Client’s operations and the maintenance of 99.995% uptime.

The successful candidate will be responsible for leading the shift-based team operating on a 12/7 basis, delivering high calibre essential maintenance services and project integration support within a designated section of the Deutsche Bank Portfolio. Ensuring a speedy response to fault/breakdown requests and efficiently undertaking routine and scheduled maintenance of plant and/or equipment being pre-requisite and of paramount importance.

The candidate will be undertaking training, familiarising themselves with the building and its systems, assisting the Facilities Manager/Site lead with day-to-day duties to ensure the smooth operation of the site. Working Monday to Friday 0800 to 1700 and or evenings/weekends as required.

To undertake fire system isolations and impairments.

To assist and manage the safe system of operations whilst managing the isolations, controlling the trade contractors whilst the work is carried out removing redundant equipment, liaise with on-site team to plan works in a coherent controlled manner.

To assist in monitoring the system are fully operational including witnessing any re- commissioning, witnessing, snagging and handover of these systems back to the BAU team when partial removal has taken place on a system.

Monitor QHSE works when the tasks are being performed.

To monitor, as necessary, project works within the critical engineering functions as managed by the Project team ensuring the clients normal operations are not affected.

Key Tasks:

To monitor and ensure that project works are being completed in line with health and safety policy and standards.

To attend all relevant programme and project management meetings.

To monitor the installation and removals of the systems.

To aid as required by the client for the supply of data and information.

To ensure that the safe system of works is used for all project works completed.

To review RAMs for project activities within non demised areas with a view on business impact (risk) and engineering system resilience with multiple work front activities taking place simultaneously.

To advise the client of any issues which may influence their decisions when carrying out any works.

To ensure alignment of works between Project and BAU activities.

To ensure that reports are produced as and when required.

To identify to the project integration technical manager, any issues that require attention.

To ensure that the projects team following the agreed contract code of practice and site rules and escalate as required.

Provide escort to technical and non-technical areas when required.

Undertaking training and building/system familiarisation as part of the buildings engineering team

Supporting contractor activities such as isolations, connections, work permits, etc - where required.

Maintaining systems and assets in a data driven environment, using new digital tools and platforms (training will be provided). Must be flexible and embrace new and emerging technology and techniques.

Develop a comprehensive understanding of the building, its layout, functions and complexities through developed practices through scenario drills, continuous assessments, staff training and personal development.

Undertake supervisory role in terms of team leadership, technical authority, experience/training deficiencies, appraisals, performance, and discipline.

Liaising with client representatives in respect of corrective repair works.

Ensure shift-based personnel and sub-contract staff undertake works in accordance with safe working practices, quality standards conformity and best practice methods.

Prepare and take responsibility for permit to work requests as required.

Carry out isolation of plant and systems in accordance with safety requirements.

Conduct quality checks on completed works.

Act as technical authority / lead for Shift Technicians.

Advise Facilities Manager of all plant / equipment failures affecting client operations and escalate for Building Incident Reports to the BOCC where necessary.

Supporting and projecting ideas/initiatives that may contribute to the service delivery aspect of the contract and service levels.

Monitor BMS and other systems for running and alarm conditions.

Co-ordinate staff in response to emergencies outside normal daytime operations. A requirement to participate in emergency call out roster providing cover at weekends and during team member absences is expected.

Maintain records of maintenance activities as required in respect of directly employed staff and sub-contractors.

Carry out routine/essential planned preventative maintenance tasks as required across HV and LV distribution systems, associated plant/equipment, and HVAC mechanical cooling/heating systems as determined by the CMMS system’s work orders, in a safe, efficient, and effective manner.

Investigate faults, identify root causes of faults, and prepare accurate/timely reports on plant and equipment failures.

Assist when and where required with installation works.

Undertake other tasks, as required by the Engineering and Facilities Manager.

Looking out for smarter, more efficient ways of working – seeking out opportunities for continuous improvement of systems and process

Providing site cover for annual leave when site lead is on annual leave or out of office.

Emergency Operating procedure management and strategy

Updating and management of multi-IT systems to manage Permits, BIR’s, Defects, Quotes received and work scheduling.

Ongoing audit of contractor logbooks, daily walk rounds, maintenance, and escalations.

Manging call out roster

Education

City & Guilds Electrical discipline competency, Parts 1 & 2 or equivalent apprenticeship. (Essential)

18th Edition BS7671 wiring regulations. (Essential)

Willingness to become an HV Authorised Person and to operate both HV 33kV and complex LV systems switchgear. (Essential)

HV switching qualification/experience (including 33kV). (Desirable)

C&G 2360 Electrical work course ‘C’ (Desirable)

C&G 2391 Inspection & Testing (Desirable)

ACoPs L8. (Desirable)

IOSH/NEBOSH qualification. (Desirable)

Skills

Comprehensive building services knowledge in similar environments to a minimum of HVAC standards. (Essential)
