JOB SUMMARY

Serve as an EngineerI for the Workplace Management Operations team at Marriott’s Headquarters.

Duties include: Responding and attending to visitor/associate repair requests. Communicate with visitor/associates to resolve maintenance issues. Visually inspect and perform preventive maintenance on all building operations related mechanical equipment, tools, and kitchen equipment. Duties would also include cleaning, lubrication monitoring and logging. Carrying equipment (e.g., tools, radio, smart device) to be able to perform all duties. Identify, locate,and operate all shut-off valvesfor equipment and all utilityshut-offs for buildings. Maintain inventory and requisition parts and supplies as needed according to the budget guidelines. Communicate each day’s activities and problems that occur to the Maintenance manager and other shifts, using approved communication programs and standards. Display a good working knowledge and the ability to acquire further knowledge in the following categories: air conditioning and refrigeration, electrical, mechanical, plumbing, pneumatic/electronic building control systems, carpentry and finish skills, kitchen equipment, vehicles, generators, energy conservation, life safety systems, and/or general building operations.

Perform all types of preventive maintenance tasks including the basic light bulb and A/C filter replacement. Test, troubleshoot and perform basic repairs on all types of equipment, plumbing (e.g., plunge toilets and unclog drains via drain jet or snake), electrical components including lamps, replace electrical ballasts, LED drivers, switches, and outlets. Use the Lockout/Tagout system and all proper safety precautions before performing any maintenance work. Perform repairs on interior and exterior landscaping as well as external landscaping sprinklers. Display advanced computer skillsincluding entering/changing air handler schedules and making temperature setting changes on building management system, and trending points for operation monitoring.

Follow all company and safety and security policies and procedures; report any maintenance problems, safety hazards, accidents, or injuries; completesafety training and certifications; and properly store flammable materials. Ensure uniform and personal appearance are clean and professional, maintain confidentiality of proprietary information, and protect company assets.

CRITICAL TASKS

General Maintenance

  • Display an advanced proficiency and perform preventive maintenance and other duties in the following categories: air conditioning and refrigeration, electrical, mechanical, plumbing, pneumatic/electronic systems, DDC systems, building automation systems, carpentry and finish skills, kitchen equipment, vehicles, generators, water treatment, fire/life safety systems,and/or general buildingoperations.

  • Test, troubleshoot, monitor, adjustsettings, and log readings on all types of buildingsystems related equipment.

  • Perform general hardware repairs and replacements such as cabinet hinges, handles, door hardware, door closers, keying locks and cutting keys.

  • Carry all equipment (e.g.,keys, phones, tools,radio) to maintainpreparedness to carryout work tasks at all times.

  • Clean, lubricate, protect, and otherwise maintainall tools and equipment and return to the shop and secure inthe proper area.

Accident Prevention and Safety

  • Follow company and department safety and security policiesand procedures to promote a clean, safe, and secureenvironment.

  • Complete appropriate safety training and certifications to perform work tasks.

  • Follow policiesand procedures for the safe operation and storage of tools, equipment, and machines.

  • Follow HazardousMaterial Management Programprocedures for handlingand disposing of chemicals, refrigerant, paint, lamps, etc., includingusing Safety Data Sheets (SDS).

  • Use properequipment, wear appropriate personal protective clothing(PPE), and employcorrect lifting procedures, as necessary, to avoid injury.

  • Use the Lockout/Tagout system before performing any maintenance work.

  • Identify and correct unsafework procedures or conditions and/or report them to management and security/safety personnel.

  • Maintain an advanced knowledge of fire sprinklerand emergency power systemsand be familiar with the duties and responsibilities of the Fire and Emergency Rescue/Response Teams.

  • Follow propertyspecific procedures for handling emergency situations (e.g., Fire and Emergency Response Team, evacuations, medical emergencies, natural disasters) in order to preserve the building and its systems during the emergencyand act as quicklyand responsibly as possible to return the building to its normal operating status.

  • Store all flammable materials in OSHA and EPA approvedcontainment devices.

  • Identify, locate,and operate all shut-off valvesfor equipment.

Maintain Building and Property

  • Clean all engineering areas asdirected by Engineering Management.

  • Observe energyand utilities usage in the building and on the grounds.

  • Look for ways to conserve energyand report any ideas to the Engineering Management.

Maintain Records or Logs

  • Maintain the preventive maintenance records, inspections, and rounds using a computermanagement system.

  • Maintain a proper inventory of parts, materials, equipment, tools, and supplies necessaryto perform the job.

  • Read, log, track and interpret readings from meters,gauges, and other measuring devices in accordance with inspection and rounds procedures.

  • Assist in the inventory and compilation of data for preventive maintenance inspection records.

Visitor/Associate Relations

  • Address visitor/associates' service needs in a professional, positive, and timelymanner.

  • Welcome and acknowledge every visitor/associate with a smile,eye contact, and a friendlyverbal greeting, usingthe visitor/associate's name when possible.

  • Actively listenand respond positively to visitor/associate questions, concerns, and requests.

  • Respond to all visitor/associate complaints promptly and, if cannotremedy the situation, let the proper people know so they can follow up and try tosatisfy the visitor/associate.

Communication

  • Speak to visitor/associates and co-workers using clear, appropriate, and professional language.

  • Follow verbalor written directions pertaining to minor maintenance repairs.

  • Keep supervisor(s) updated on assignments.

  • Assure each day’s activities and problems that occur are communicated to the other shifts using approved communication programs and standards

  • Bring any technical issues with the reactive/preventive maintenance system to the supervisor

  • Maintain communication with supervisors to so that all needed materials, tools, and suppliesare available or on order.

Working with Others

  • Perform daily assigned work orders and follow engineering standard operating procedures.

  • Work with all departments of the facilities staff and other departments to maintain all floors of the building, and property in perfectcondition.

  • Train and provide technical advice to other engineers as needed or requested.

  • Work in a team environment and effectively interact with all levels of the organization.

Quality Assurance/Quality Improvement

  • Work in a neat and efficient manner,keeping work areas clean and well organized.

  • Support the improvement of engineering servicesthat effectively addressproblems affecting visitor/associates and employees.

  • Complete all maintenance or repair assignments in a timely,safe, and professional manner.

  • Comply with quality assuranceexpectations and standards.

Computers/Software

  • Enter and retrieve information from computer databases to update records, files,reservation and answerinquiries from visitor/associates.

Physical Tasks

  • Lift, carry, reach, bend, and climb ladders.

  • Reach overhead and below the knees,including bending, twisting, pulling, and stooping.

  • Move up and down stairs and/orservice ramps.

  • Grasp, turn, and manipulate objects of varying size and weight,requiring fine motor skills and hand-eye coordination.

  • Visually inspecttools, equipment, or machines (e.g., to identifydefects).

  • Move, lift, carry, push, pull, and place objects weighingless than or equal to 50 poundswithout assistance and heavier liftingor movement tasks with assistance.

  • Assist with moving,lifting, carrying, and placing of objects weighingin excess of 100 pounds.

REQUIRED QUALIFICATIONS

Education

  • High school diploma or G.E.D., and buildingtrade school classespreferred.

Related Work Experience

  • 5 or more years of experience as Engineer or similar type role.

  • Experience in general maintenance, exterior and interior surface preparation and painting.

  • Experience in hotel or office building engineering/maintenance a plus.

Licensing/Certifications

  • CFC Universal certified (refrigerant handling license)And a

  • Maryland 2nd classlicensed engineer (or higher),

  • OR, NIULPE 3rd class licensedengineer (National InstituteFor the Uniform Licensing of Power Engineers) or higher

  • OR an equivalent license in some other jurisdiction
