JOB SUMMARY: This position is responsible for assisting in managing land committee approved new communities from inception through commencement of land development construction. This includes the ability to conduct technical feasibilities, secure necessary entitlements, engineering plans, permits and other governmental or quasi-governmental approvals needed to develop lots.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

Land Entitlement and Government Approvals

  • Review and processing of the final plat, lot fit analysis, grading plans, retaining wall plans, and zoning requirements.

  • Prepare and process applications and fees associated with final plat and civil engineering plans and approvals including fiscal approvals and performance bond posting.

  • Obtain City/County approvals for final plat recordation and addressing on all subsequent phases.

  • Review and coordinate civil engineering plans with team, process required applications for all subsequent sections including TCEQ Application , FEMA, environmental approvals, MUD processes including coordination of bidding and communications with VP., Land Development & Forward Planning.

  • Responsible for managing all lots fit analysis and maintaining all entitlement files including tracking and manage comment responses from the City/County and responses from civil engineers.

  • Responsible for dry utility civil plan applications and design for first sections of new communities.

  • Responsible for setup all lot release templates, lot premiums coordination with Sales, setup in HB1, and Lot releases to the Sales Team.

  • Manage all aspects of getting CBU/Mailbox locations approved, installed, and ready for customer deliver.

Final Engineering and Forward Planning Consultants

  • Contract and manage team of consultants which will likely include; civil engineer, land planners, dry utility consultant, title company, environmental and Geotech consultants.

Land Development Consultants

  • Provide a timely, organized and complete transition to Land Development team who will be responsible for bidding, contracting, managing land development contracts/contractors i.e., grading, water, sewer, storm drain, paving, curb & gutter, and landscaping

Budget Management

  • Process check request and wire transfers as needed to ensure fees are paid in a timely manner. Manage all files and tracking.

Misc.

  • Perform other task as assigned by management including cross training and functions needed by the department.

EDUCATION/EXPERIENCE/MINIMUM REQUIREMENTS:

Education/Certifications/Licenses

  • Bachelor's Degree preferred or equivalent experience

Experience

  • 2-5 years prior experience working with Civil Engineering, Land Planners, Public Planning and/or Forward Planning with a familiarity in dealing with Governmental Agencies and Project Management.

Knowledge, Skills & Abilities

  • Proven ability to manage multiple priorities in efficient and accurate manner

  • Consistently shows attention to detail

  • Exceptional communication skills both written and verbal

  • Proven ability to multi-task and complete tasks within a scheduled timeframe

  • Intermediate computer skills are a necessity (Excel, Microsoft Office)

Work Requirements

  • Must work 8-hour days (during core business hours) with flexibility for longer hours as needed

  • Must conduct business in a professional and ethical manner to potential buyers, external business associates and coworkers to reinforce goodwill and profitability for the company.
