We are seeking a MAINTENANCE TECHNICIAN to perform general building/grounds maintenance/repair duties for all properties in the P&AM Portfolio, which includes Charlton, Wales, and Ware, MA. DUTIES: Ensure continuous maintenance of rental properties in clean, orderly and safe condition Inspect/ensure proper functioning of properties? mechanical systems; identify preventive maintenance, equipment malfunctions, service Perform units turns within a timely manner, including routine painting, plumbing, electrical wiring, carpentry, HVAC repairs and maintenance Communicate to supervisor necessary structural building or equipment, maintenance, repairs and improvements that are more complex Perform/document weekly property/building inspections identifying maintenance issues and tenant, building, or code violations Show apartments/buildings to various inspectors and other officials as necessary Perform duties in full compliance with defined safety procedures and processes, using appropriate personal protection equipment Develop and maintain professional and collaborative work relationship with tenants and inspection representatives and others Prepare sites for 3rd party REAC and Spectrum inspections Make modifications where possible to provide great unit and property accessibility for tenants with mobility and accessibility challenges Replace flooring, kitchen counters, cabinets, sinks, garbage disposals, and bathroom tubs Perform mold/lead paint remediation, properly removing/disposing affected materials, and treating area and repair to original condition Install and finish sheetrock; perform concrete and stone work; and do lock and key replacements Responsible for on call work within the portfolio Create, track, report all work orders using technologies provided to manage portfolio REQUIREMENTS: High School Diploma/GED 2 yrs. technical or trade training Ability to organize and complete tasks in a timely manner Ability to read basic and complex documents, blue prints and specifications Ability to perform general building and equipment repairs Must have strong working knowledge of building and electro-mechanical operating equipment and repairs Must be willing to work "on call" as needed Must complete online application.
