ESSENTIAL DUTIES AND RESPONSIBILITIES
On-call 24 hours for emergencies
Monitor working operations of all building systems (elevators, boilers, fire alarm panel, HVAC and related equipment).
Oversee vendors/contractors while working to ensure compliance with Code and building procedures.
Respond to building and tenant emergencies.
Review and prioritize work orders weekly. Meet with management and maintenance staff to develop weekly work plans, as necessary.
Coordinate portfolio work orders and seeks to maximize efficiencies in purchasing and contracting.
Perform on-going work as required throughout the properties including minor plumbing and electrical repairs as required.
Review quarterly work order reports with Portfolio Manager or as necessary.
Assist and work with Property Managers at the direction of the Portfolio Manager.
Oversee inventory management of all cleaning supplies & materials.
Ensure timely preparation of apartment turnover.
Review proposals for outside contractor work, ensuring that bidding requirements are met to include capital requests.
Develop and ensure compliance with preventative maintenance program.
Assess work product of Superintendents, Resident Managers, Assistant Superintendents and Porters to ensure maintenance staff meets job requirements.
Responsible for ensuring that Pre HQS and REAC inspections are conducted and all observations are recorded via Yardi inspection application.
Perform annual building inspections.
Perform spot inspections of properties to ensure building standards are being met and adhered to.
Perform Superintendent duties during relief times/days for Supers.
Onboard and train maintenance staff.
Manage tools & equipment budget reviews with Portfolio Manager. Track and perform maintenance of portfolio tools & equipment.
Identify inefficiencies in operations & make recommendations to management for improvement.
Assists management and Real Estate Development Team to implement capital projects and sustainability upgrades
Responsible for keeping Capital Needs Assessments (CNA) up to date and accurate. Performs CNA every 3 years on each property or as required.
Other duties as assigned.
Minimum of 5 years of experience in construction and trades
Able to read architectural drawings and plans
Ability to handle multiple tasks
Ability to successfully manage multiple relationships
Ability to effectively manage and motivate staff
Strong and clear written and oral communication skills
Basic understanding of electrical/mechanical systems and construction
Knowledge of HVAC systems
Knowledge of Yardi preferred
Experience developing scopes of work, bidding projects, and negotiating with contractors
S-12 certifications must be obtained with the first 6 months
Solar One training must be taken when offered by RiseBoro
High School Diploma or equivalent
